A Central-based practice devoted to lease accounting audits for Hong Kong reporters.
Why we exist
Lease accounting sits in an awkward middle ground: contracts live with property and procurement teams, while the numbers land on the balance sheet. Cloudscaleapps was formed to audit that middle ground with people who have sat both in lessee finance seats and in external audit files focused on HKFRS 16.
Origin
The practice grew out of repeated year-end fire drills in Hong Kong — incomplete registers, rates copied from prior periods, and modification memos written after journals were posted. We opened our Connaught Road Central base to give finance leads a specialist review without waiting for the statutory team’s second round of questions.
How we work
We start from contracts and payment calendars, not from a blank template. Findings are ranked by statement impact. Draft reports are walked through verbally so controllers can correct facts before anything is circulated to boards or auditors.
People
Engagements are led by lease accounting specialists with prior experience on Hong Kong property, retail, and logistics portfolios. Junior team members handle register extracts and recalculation under senior review. We do not outsource fieldwork to anonymous pools.

- Document over assertion — if the signed lease and the register disagree, the lease wins until management updates the file.
- Proportionate testing — a thirty-lease portfolio does not receive a three-hundred-lease programme.
- Clear Mandarin, Cantonese, or English — we match the language your finance team uses in working papers.
Hong Kong context
Our office address is Nexxus Building, 41 Connaught Road Central, Central, Hong Kong. Much of our fieldwork is remote, with kick-off and close-out meetings in Central or at your premises when the portfolio warrants it.
